Rentals

Units and vacancy
  • Properties and units, with a units and vacancy screen and market rents.
  • Leases: start, end, renewals, month-to-month, move-out; a rent change from a date.
  • Late fees: flat, % or per day with a cap, once per period; concessions.
  • Returned payments (NSF) reverse the payment and can add your NSF fee.
  • Security deposits are kept apart from rent, with a move-out statement.
  • Housing authority (HAP): a split rule shares the authority's payment between tenants; statements show the tenant's and the HAP portion.
  • Co-tenants and co-signers as contacts; unit numbers in memos match.
  • Reports: rent roll, delinquency, tenant ledger, deposits held, income by property, vacancy, move-out.
